The Closing Process - What to Expect |
1. Real Estate Contract received from Customer or Realtor, or Refinance request received from lender 2. Meridian Abstract & Title Company ("MATCO") Guaranty File set up 3. Title Examination (see "What is Title Insurance") performed by MATCO 4. Title Commitment Prepared by MATCO and sent to Customer, Realtor and/or Lender 5. Payoff amount for current loan to be ordered by MATCO 6. Survey ordered and prepared (ordered by customer or MATCO) if required 7. Pest Inspection (if required), ordered by customer or MATCO 8. Appraisal (if required), usually ordered by Lender 9. Septic Inspection (if required), usually ordered by Realtor or lender 10. Closing Instructions received from Lender - cannot schedule closing date without this information! 11. Hazard/Homeowner's Insurance proof of coverage received 12. Closing - sign documents and exchange funds 13. Documents recorded at County Clerk's office (this completes the transaction!) 14. Title Insurance Policy issued and mailed to Customer! |
